Listing items.

Go through your home with a notebook and a tape measure.  Write answers to the following items to the best of your ability.  Ignore items that do not apply. Note any items that you are unsure of or have questions.

 

Before you start, I can send to you available public records and/or previous listings. With those items, you can simply verify the information.  

 

Along the way, note any positive features that can be listed in highlights of your home.  Note material deficiencies that will have to be disclosed. Imagine yourself as a buyer and consider any repairs or improvements. When it is time to list, I will use your information to enter data and descriptions. 

  • Facebook

    • Street address. County, State, Unit number if applicable.

  • School district

  • Association dues if any and what does it cover.

  • Number of bedrooms

  • Number of bathrooms

    • Full (sink, toilet, tub and shower)

    • Three Quarter (sink, toiler, tub or shower)

    • Half (sink and toilet)

    • Quarter (sink or toilet)

  • Identify each room. What level it is on (Upper, main, lower, basement) and the dimension (length x width).  If not rectangular, then a fair estimation.  

    • Rooms could be (Kitchen, dining room, family room, living room, bedrooms, porch, amusement room, office, computer room, deck, den, exercise room, porch, 3/4 season porch, foyer, game room, gazebo, garage (include door size), garage spaces,  hobby room, second kitchen , laundry room, loft, master bath, media room, mud room, nursery, office, patio, pantry, rec room, storage room, studio, sun room, unfinished, utility room, walk in closet, workshop.  Other)

  • Lot size and dimensions. (Acres or square feet.)  We can often get this from public records. (if applicable, how many acres each of pasture, tillable, wooded)

  • Year built

  • Foundation size and dimensions

  • Number of fireplaces

  • Square feet of living space

    • How much of this is above ground vs. below

    • How much on the main floor.

  • Style of home. 

    • Single family, townhome (detached, side by side, quad). Condo, Twin home

  • Stories. 1 story, 1.5 story, 2 story, 2+story, split (Bi-level, three level, four or more level. 

  • Any accessibility features.  Wheel chair ramp, reduced height counters grab bars, etc.

  • Air conditioning.  Central, window, wall, geothermal, etc.

  • Exterior.  Wood, cedar, shakes, steel, aluminum, vinyl, stucco, brick, cement board, log etc. 

  • Heating.  Forced air, baseboard, hot water, heat pump, in floor, Geothermal, boiler, fireplace, wood stove, etc.

  • Basement features.  Walkout, full, partial, crawl space, finished and livable, partially finished, drain tiled, sump pump, windows, egress windows, block, poured concrete, brick, stone, wood, etc.

  • Fuel.  Natural gas, oil, electric, propane, solar, wood, etc.

  • Zoning. Single-family, multi-family, agriculture. 

  • Garage. Attached, detached, tuck under, insulated, heated. Charging station.

  • Other parking.  Driveway. (gravel, concrete, asphalt)

  • Sewer. (City, private and what type)

  • What appliances intended to leave.

  • Other amenities. Deck, patio, balcony, natural woodwork, hot tub, sauna, kitchen window, kitchen center island, skylights, vaulted ceiling, hardwood floors, walk-in closet, main floor master bedroom, walk up attic, sport court, security systey, sprinkler, view, internet service,  other

  • Electric service. Circuit breakers, fuses, amps

  • Fencing

  • Fireplace.  What room, wood or gas.

  • Internet service

  • Lot description.  Tree coverage.  Accessibility to services. 

  • Out buildings. Barn, shed , gazebo, kennel, chicken coop.

  • Pool

  • Road frontage.  Private, city, county, state, highway, cul-de-sac, paved, unpaved, curbs, sidewalk, street lights. Storm sewer.

  • Roof.  Shingles or something else.  How old. 

  • Waterfront or view.   Lake, river, deeded access.  Describe it.

  • If a townhouse or condo, what amenities are included. What restrictions. 

    • Gather your association documents

  • Brainstorm any highlights of your home.   Location, lot, features, proximity to things, interior, view.  Anything.  We will sort it out into a decent description.
